Eight studio apartments, rent SEK 6270/month, deposit SEK 2000

Studio apartment size 34 sq.m. suitable for one-two persons; living room/kitchen, bedroom, shower/toilet.

One single bed size 120x200 cm and one sofa bed.

Four 1 bedroom apartments, rent SEK 8460/month, deposit SEK 2000

1 bedroom apartment size 54 sq.m. (top floor) suitable for two persons or a small family; living room/kitchen and shower/toilet on one floor and bedroom and study area on the upper floor overlooking the downstairs living room.

Two single beds size 80x200 cm and a sofa bed for one or two persons.

The rent includes water, heating, electricity and cable TV.

Furnishing and other equipment
The apartments are furnished including basic cooking and household equipment. The beds have mattress, mattress cover, quilt/blanket and pillow but you need to bring your own sheets (cover sheet for quilt/blanket, regular sheet for mattress) and towels. Deficiencies regarding the inventory should be reported to the reception. When a tenant leaves, damaged or missing items will be replaced and charged to the tenant.

The tenant is responsible for keeping the apartment clean during the whole lease and for leaving it clean for the new tenant. All apartments are equipped with a central vacuum unit, mop and pail. The tenant is responsible for buying new vacuum bags during the lease.

Television
The apartments have a TV-set connected to the Swedish network and to a number of TV channels supplied by Com Hem, the cable TV provider in the building. Please do not change the settings, as this can affect the standard setup and require help from the reception in resetting the system. It is not possible for an individual tenant to add more channels.

According to Swedish law, sub-tenants must pay the TV licence fee if the TV is included in the sublet. See www.radiotjanst.se for more information.

Internet/Telephone
Broadband is installed in all apartments and tenants are advised to check the SB Broadband information at www.svenskabostader.se regarding Internet and telephone.

The tenant is responsible for all matters related to Internet and telephone connection and UAC will take no responsibility.

Keys
Each tenant gets

- a regular key (apartment door and entrance door)

- an electronic key (entrance doors, garbage room, laundry booking, laundry room, basement corridor)

- a mailbox key (mailbox on downstairs entrance floor)

Smoke detectors
All apartments are equipped with smoke detectors. UAC checks the detector between tenants and the tenant is responsible for notifying UAC of any deficiency of the detector during the tenancy. If you hear a beeping sound, the battery of the detector needs to be exchanged. Please remove it and contact UAC.

Home insurance
UAC recommends all tenants to sign their own home insurance (hemförsäkring) regarding property and liability as the insurance coverage paid for by UAC is limited to the furnishing of the apartment/room and does not cover the tenant's personal belongings or liability. Home insurances are sold by most insurance companies in Sweden.

Emergency service
For emergency service in the apartment/building (water, heating, sanitary, electricity) during non-office hours, call Fastighetsjour at 08-662 70 00. For elevator problems, call Kone at 08-618 01 80. Costs for consulting emergency service for non-urgent issues will be charged to the tenant.

For information regarding parking on the premises, call Svenska Bostäder at 08-508 368 00. To obtain a residential parking permit for area Ruddammen, contact the above website. For short time parking, use the parking meter at Brunbärsvägen.

Laundry room
The laundry room is located in the basement of Roslagstullsbacken 43 and is marked TVÄTTSTUGA. You book your laundry time via the electronic booking system outside the laundry room using your electronic key. Please note that you are allowed to enter the laundry room only during the time period that you have booked.

A few simple rules to follow when using the laundry room
Only book for one occasion at a time,

Only enter the laundry room during your booked time.

Do not wash your laundry before or after the times that are allowed.

Keep the laundry room nice and tidy, clean the machines after every use.

Please respect your neighbors and these rules.

Garbage
There are three containers for household garbage outside the entrance to Roslagstullsbacken 43 (street side). All household garbage needs to be put in plastic bags and these are to be tightly sealed before the disposal. The room for heavy garbage is between the entrance doors to Roslagstullsbacken 41 and 43 (street side) and you enter with the electronic key. Sort your garbage according to the information on the containers. For the disposal of electronic equipment, see www.sorab.se.

Storage
There are three storage spaces in the basement, door marked FÖRRÅD. If you are interested in renting one of these, please send an email to info@uac.se.

How to get to (see www.sl.se for detailed information)
Karolinska Institutet: walk downhill Roslagstullsbacken to Valhallavägen, take bus 73 at Tullfritt (fast food shop). It is also possible to walk or bicycle all the way.
Stockholm University: walk downhill Roslagstullsbacken to Valhallavägen and take bus 670 at Tullfritt towards Vaxholm to Universitetet norra or södra or take bus 43 or 44 from Ruddammen to Körsbärsvägen and subway stop Tekniska Högskolan/Körsbärsvägen towards Mörby (red line) and get off at Universitetet, which is the next stop.
Royal Institute of Technology: Roslagstullsbacken is within walking distance of the Royal Institute of Technology but you can also take bus 43 or 44 to Stickelbärsvägen along Ruddammsvägen or bus 44 to Valhallavägen/Östra Station.

Grocery stores
ICA Roslagstull, the nearest grocery store. Walk downhill Roslagstullsbacken, cross Valhallavägen at Tullfritt (fast food shop), and turn left on Birger Jarlsgatan.
